5 THINGS TO KNOW BEFORE RECLADDING

Cladding rectification is required at some point in a building’s life. This can be done to fix damaged panels, update older buildings, or replace non-compliant ones.

Recent disasters here and abroad have raised concerns about the safety of buildings’ facades and the potential impact that cladding materials might have on their occupants. This has led to a significant overhaul of Australian building standards in order to address the problem of non-compliant materials.

The ABCB was tasked by the state and territory Building Ministers to develop national responses to the 22 recommendations from the Building Confidence Report. They also had to create a definition for building complexity. This has led to state task forces, such as Cladding Safety Victoria or NSW’s Project Remediate, being tasked with developing national responses to 22 recommendations in the Building Confidence Report (BCR). They also oversee work on identifying at-risk buildings and closing the gap in BCR recommendations.

Although governments are clear about the what’ – that unsafe amounts of Aluminium Composite Panels and Expanded Polystyrene must be removed from high-rise buildings – they aren’t as clear about ‘how’ – which will have a wide impact on the industry, the environment, and the economy.

These are five things every building owner needs to consider before recladding.

1. THE LAWS

  • Compliance with the code The regulations change, and the best practices are updated. Although updating older facades is not usually necessary, a change of use or significant renewal could trigger an obligation to comply with current codes.
  • Renovating a building envelope is a great way to update its appearance to comply with the new regulations regarding fire safety, thermal performance, and energy efficiency. This will result in a more efficient building for both occupants as well as building owners.
  • Thermal performance. The regulations for thermal performance are getting more strict, and there are now targets for U-value. Compliance with the current rules is required for full reclads. It is, therefore, important to carefully evaluate costs and benefits.
  • Watertightness. Sealants and gaskets can fail even with frequent maintenance. It is important to consider the condition of these components when deciding whether to repair or reclad.

2. THE COST

Repair may be more cost-effective in the long term, depending on the project. Although the facade can have a great long-term benefit, it can be costly upfront and disruptive to tenants. The cost of replacing the facade with new cladding can be reduced – no deconstruction is necessary – and it can increase energy efficiency by creating a double-skin facade.
