Make sure You do not kill the deal 

Sellers should also inspect the property with their critical eye. Look at the air conditioning, electrical, under the sinks, termites, plumbing, HVAC systems, pests, and molds. Make sure the ceilings and foundations are intact. Check for water damage, faucets, door handles, and other essential details. Make sure the main bases are covered. Disclose the major issues first with the buyer. When buyers have a long list of expensive repairs, they tend to back off. It is the seller who has to make sure to make the property livable and safe for the new buyer.
